After a loved one passesOrange · Seminole · Osceola

When someone passes, their home starts moving on its own. Nobody tells the family.

First Light helps families in Central Florida navigate what comes after a loss, starting with the home and the first sixty days. If you need one, we refer you to vetted, highly rated attorneys or Realtors in our network, with your permission.

I'm new to this process, can you help?

Our deepest condolences. Yes we can.

Is this about a loved one's home in Orange, Seminole or Osceola county?

The first sixty days

Five things that start moving the week after a loss

This is the list we wish someone had handed our own families. Laid out by when each one tends to matter.

This week

Mail

Forward it now. Bills, tax notices and the insurer's own letters all go to the house.

Who to notify

Social Security, the mortgage or reverse-mortgage servicer (it has its own timeline), and the HOA if there is one.

By day 30

Homeowner's insurance

Most policies stop covering a home that has been empty for 30 to 60 days. Ask the insurer about a vacancy endorsement.

Every month

Utilities

Keep the power and water on. A closed-up Central Florida house without air conditioning grows mold in a single summer.

Next year's tax bill

The homestead exemption

It ends with the owner. The following year's bill is often much higher than the family expects.

A note in the margin

If you are not sure what applies to you, send us a message.

None of it requires deciding anything about the home yet.

Three paths

When you are ready, families usually choose to:

Keep the home

A member of the family continues to maintain & live in the home or rent it

  • Works when one heir wants the home and can buy out the others.
  • Needs a sound roof, air conditioning and insurance.

Watch for: one sibling living there rent-free while the others wait.

List the home

Usually highest net value over 90+ days

  • Showings, an inspection, full clean out, and repairs or updates.
  • Works when the family is local with the time & funds to bring the home up to listing conditions.

Watch for: the insurer's rules on work in a vacant home.

Sell the home as-is

One Buyer · No Showings · Fair Value · At your pace

  • No repairs. Take what you want and leave the rest.
  • Closing in two weeks to ninety days.

Less costly than a full listing, more certainty.

We don't push any of the three. When you're ready, we'll ask for permission to introduce you to a vetted, highly rated Realtor or Attorney in our network if the estate needs one.

The attorney

Attorney fees are covered up front with a signed listing agreement from our Realtor network or a Purchase Agreement, conditions apply. That keeps the money with your family for the funeral and the arrangements.

The attorney is independent and of your choosing. With your permission, we can refer you to vetted, highly rated attorneys in our network, and we have no say in their advice.

How we found you

If we have written to you: we read your loved one's published obituary and the county's public property records. Nothing private. If you would rather we did not keep your address, tell us and we will remove it from our own records the same day. We cannot change county, state or other public records.
